3.9% Exclusive Right to Sell Listing

The most common way to list your home across the country and here in our area is the Exclusive Right To Sell. If you see one sign in the yard, it’s probably this type of listing. What does it mean? Here are the high points:

  • We come to your home and examine all of the benefits and amenities that
    your home offers.
  • We help price your home based on comparable home sales and our
    knowledge of the market.
  • We immediately advertise your home with a Northwest Realty yard sign.
  • We advertise your home in area newspapers with a photo and the
    selling points.
  • We market your home through the area’s best web sites including
    Northwest Realty’s website.
  • We share your listing with other area agencies who will also show and
    work to sell your home.

What if another agency sells your home? The commission rate is 5% to fairly and appropriately motivate them to find a buyer. More often than not we sell our own listings which means you enjoy a 22% commission savings of 3.9% versus 5%.

What if a potential buyer approaches you? Simply refer them to us and we’ll do the work for you. Remember, with the Exclusive Right to Sell Listing, if your house sells, you pay the commission no matter who received the offer from the buyer (you or us).

5.0% Exclusive Agency Listing

You receive all the same benefits outlined above but you will pay a 5% commission to any selling agency. The benefit? If you sell your home yourself, you pay no commission.

6.0% Open Listing

In the open listing format you contact each agency you want to list with and invite each to your home to work through the listing process. If you see several signs in the yard, this is the arrangement the homeowner has chosen. With this arrangement you assume more responsibility coordinating showings and the activities of the agencies working to sell your home. Typically agencies won’t advertise open listings as often as exclusive listings to offset losses if they do not get the sale and thus the commission. The benefit? You can work with as many agencies as you want.
